What €500,000 buys you in Portugal vs California, London or Toronto
Half a million euros is a serious budget almost anywhere. But what it actually buys you, in square metres and in the kind of life those square metres allow, changes enormously depending on which city you are standing in.
A lot of the people we help arrive with a number in their heads and a home back home that no longer feels like enough. So we did the sums honestly. Below is what €500,000 buys across Portugal, from central Lisbon to the quieter interior, set next to the same money in San Francisco, London and Toronto. We have kept every figure sourced, and flagged the places where prices move fast so you know what is solid and what is a snapshot.
- In central Lisbon, €500,000 buys roughly 100 to 105 m2 at the city's median of about €4,865 per square metre (Q2 2025), so a comfortable two-bed apartment rather than a house.
- In Porto or the Algarve the same budget stretches to around 140 to 150 m2, genuine townhouse or villa territory away from the prime coast.
- Away from the big cities, Portugal's national median is about €2,198 per square metre (Q4 2025), so €500,000 can buy well over 200 m2.
- The same money in prime central London buys around 30 m2 (a studio), and only about 55 m2 in San Francisco.
- Buying property no longer grants a Golden Visa or the old NHR tax break, so treat residency and tax as separate questions and take professional advice.
Same budget, four very different lives. The gap is not small, and it is the whole reason this comparison is worth doing carefully.
What €500,000 buys across Portugal
Portugal is not one market, it is many. National figures hide a huge spread between the capital, the coast and the interior. A useful anchor: Portugal's national median dwelling sale price hit an all-time high of about €2,198 per square metre in the fourth quarter of 2025, up 17.5 percent year on year. At that rate, €500,000 would in theory buy you well over 200 m2, which is a large house with land in most of the country.
One thing worth knowing before you compare listings: Portuguese price data comes in two flavours. Official INE figures track actual transaction prices, which tend to be lower. Portals like idealista publish asking prices, which often run €1,000 or more per square metre higher. We have used the transaction-based numbers for the headline figures below and flagged the asking-price alternatives where they matter, so you are comparing like with like.
Lisbon, Porto, the Algarve and the interior
Here is how far the same €500,000 travels depending on where you plant it.
- Central Lisbon. Lisbon municipality recorded the highest median in the country at roughly €4,865 per square metre in the second quarter of 2025. That puts €500,000 at about 100 to 105 m2, a good two-bed apartment. In premium parishes like Santo Antonio, where idealista asking prices run around €7,300 per square metre (October 2025), the same money buys noticeably less.
- Porto. Porto sat at a median of about €3,309 per square metre in the second quarter of 2025, well below Lisbon. At that rate €500,000 buys roughly 150 m2, which is a real townhouse-sized home rather than a compact flat.
- The Algarve. The region's average reached about €3,467 per square metre by August 2025, up 9.3 percent on the year. That is roughly 140 to 145 m2 for your budget, villa territory once you step back from the prime resort strips. Prices vary sharply between inland and coastal towns, so this is indicative rather than a fixed rule.
- The interior and smaller towns. Away from Lisbon, Porto and the Algarve coast, you are closer to that national median of around €2,198 per square metre. Here €500,000 can mean a substantial house with land, and often change to spare for renovation.

The pattern is clear. The further you get from the very centre of Lisbon, the more home your money becomes, and Portugal has a lot of beautiful country between those extremes.

Now the part that tends to land hardest. To keep things comparable we have converted €500,000 at roughly July 2026 rates, which is about £430,000, $540,000 and CA$750,000. These comparison-market figures come from relocation and market aggregators rather than land registries, so treat them as indicative and fast-moving, but the direction of travel is not in doubt.
- Prime central London. Prime districts can exceed roughly £14,000 per square metre, against a London-wide average of about £7,100 to £7,400 (2025). At the prime rate, your budget buys only around 30 m2, which is a studio. On the wider London average it is closer to 55 to 60 m2.
- San Francisco. The city's median sale price was about $917 per square foot in early 2025, roughly $9,870 per square metre and climbing since. That puts €500,000 at only about 55 m2 of San Francisco home. For context, the wider Bay Area median home price sat around $1.25 million in early 2025, so your budget is well below the entry point for a typical house.
- Toronto. The Greater Toronto Area average home price was about CA$1,120,879 in May 2025, with detached homes near CA$1.17 million and condos around CA$563,100. Your CA$750,000 stretches to a mid-range condo, not a detached house.

A quick honesty note. Some of these markets have been softening. Prime-central London boroughs like Kensington and Chelsea fell around 16.5 percent year on year in late 2025, and Greater Toronto has been running roughly 20 percent below its 2022 peak. Even so, the same euros still buy several times more home in Portugal than in any of these cities.
Does buying get you a visa or a tax break?
This is where we have to be careful, because the rules changed recently and a lot of older articles are now simply wrong. If you are weighing €500,000 partly for the doors it might open, please read this section closely and take professional advice for your own situation.
- Buying property does not get you a Golden Visa (as of 2026). Portugal removed real estate, and real-estate-linked funds, as a qualifying route back in October 2023. The main remaining path is a €500,000 investment in a qualifying CMVM-regulated fund, held for at least five years with no property exposure. So a €500,000 apartment and a €500,000 Golden Visa fund are two completely different things.
- The old NHR tax break is closed (as of 2026). The Non-Habitual Resident regime shut to new applicants on 1 January 2024. Its replacement, IFICI, offers a 20 percent flat rate on qualifying Portuguese income for up to ten years, but only for specific high-skill professions in science, tech, healthcare and R&D. Retirees and passive-income earners no longer qualify.
- Citizenship now takes longer (as of 2026). Portugal's revised Nationality Law took effect on 19 May 2026, raising the residency period for citizenship to seven years for EU and Portuguese-speaking (CPLP) nationals and ten years for everyone else, counted from when your residence permit is issued. Applications filed before 18 May 2026 keep the old five-year timeline.
None of this makes Portugal a worse place to buy. It just means the value here is the home and the life, not a shortcut to a passport. Most people move on a residence route such as the D7 or the digital-nomad visa and buy a home separately. What to plan for
A few honest notes so there are no surprises:
- Add the buying costs. Purchase taxes and fees sit on top of the price, so your true budget for the home itself is a little below €500,000. It is worth building that in from the start.
- Prices differ by source. If a listing looks far above the medians here, remember portals show asking prices. What a home actually sells for is often lower, and negotiation is normal.
- Region changes everything. The single biggest lever on what you get is not the budget, it is where you point it. Lisbon glamour and Algarve space are very different trades.
- Rules move, so check the date. Visa, tax and citizenship rules have all changed recently. Anything you read, including this, should be confirmed against the current position with a professional before you rely on it.
